Thistle Creek Capital (TCC) offers creative solutions for builders and developers interested in simplifying the financing process. Regulator pressure on traditional lenders has led to inefficiencies in the real estate funding market. TCC offers loans on projects in many sectors of real estate and construction including land development, residential subdivisions, office, multi-family, retail, and hospitality. Additional loan types include bridge financing, distressed asset acquisition, repositioning, mezzanine financing, and others.

Closing and Loan Servicing

TCC offers loan proceeds for refinancing, acquisition, and project soft costs. Remaining capital for construction draws and/or other soft costs can be drawn upon request and according to the borrower’s draw schedule.

Lending Criteria

Loan Size: up to $10 million
Term: up to 18 months
Commitment: within 48 hours upon receipt of underwriting documentation
Funding After Loan Commitment: 1-3 weeks
Draws: 1-3 days upon receipt of pay applications and supporting backup

Underwriting

TCC underwrites loans against the completed value of a project. The TCC underwriting process includes an evaluation of project documents and market conditions, a review of project title and entitlement status, and a borrower assessment. The TCC underwriting process generates efficient decision making which will in turn lead to expeditious project funding.
